Requested Action
Planning Board review and approval for continued occupation of a 5,500 sq. ft. existing building and utilizing
the 1.72 acre site for North Country Snow & Ice Company.

Project Description
Applicant is currently occupying a 5,500 sq. ft. existing building and utilizing the 1.72 acre site for North
Country Snow & Ice Company. The project includes storage of equipment, vehicles and materials and new
gravel area to be added. The building to be used for office space, company vehicle work and internal storage.
Pursuant to Chapter 179- 9-020 of the Zoning Ordinance, change of use for existing commercial building shall
be subject to Planning Board review and approval.
Staff Comments
Location- The project site is located at 413 Big Bay Road off of Corinth Road.
Arrangement- The site has an existing 5,500 sq ft building and a gated storage yard.
Site Design- The applicant has currently placed items in the storage yard and has not utilized the property or

building since a letter of June 7, 2019 direction to cease occupation of the building and property. The
applicant proposes additional gravel and landscaping.
Building – The building contains an office area and a garage area. The office area is about 2,300 sq ft and
the shop area is about 3,200 sq ft. On site is also three shipping containers and a hoop building all to remain
on site at this time.
Signage-There is no signage proposed at this time for either a free standing or a wall sign.
Traffic- The applicant proposes 32 parking spaces to accommodate employees, company vehicles and
delivery. The operations are primarily handled on site at locations of clients.
Site plan overall –The applicant proposes to operate the North County Snow and Ice company from the Big
Bay site to include – storage of company vehicles, materials, and equipment. The company vehicle are
picked up on a daily basis and dispatched to clients sites for property maintenance. The sop building will
utilized to provide maintenance to the company vehicles and equipment. There are to be two lifts installed
into the shop area. The office area is to be used by for operations of the business. The office interior may be
modified to accommodate office spaces.
Site layout and utility plan – The plans show the location of the wall lighting to be installed –fixture is a
down cast fixture.
Grading and drainage plan, Sediment and erosion control – the plans show an existing gravel area and a new
added gravel area of 18,500 sq ft, no other changes to the site are proposed.
Landscape plan – The plans show the landscaping to be completed at the front of the site and building area.
Site lighting plan – The plans show 7 wall fixtures
Elevations – The plans show the elevations of the existing building and the applicant has included photos of
all four sides of the building.
Floor plans – The plans include a floor plan for the office area and the shop area.
Waivers-Planning staff has reviewed the applicants request for waivers that include items j. stormwater, k.
topography, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s.
snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with commercial projects.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the use of an existing 5,500 sq ft building and site for the
operations of North Country Property Management. Project includes use of storage yard for company vehicles,
equipment and materials. The building use is for office and shop. The project includes adding a 19,000 sq ft of
new gravel and new landscaping at the building front areas.
