THIS INDENTURE, made the22 day of 2014, between LINDA
TATAR LANDAU, residing at 301 E. Brook Hollow Drive, Phoenix, Arizona 85022 and
NEIL A. TATAR, residing at 15 Braeside Circle, Queensbury, New York 12804 as Co-
Trustees of the Tatar Family Trust dated June 11, 1993, as amended, party of the first
part, and 74 QUAKER LLC, a limited liability company organized under the laws of the
State of New York and having its principal office at 15 Braeside Circle, Queensbury,
New York 12804, party of the second part,
WITNESSETH, that the party of the first part, in consideration of One Dollar
($1.00) lawful money of the United States, and other good and valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of
the second part, its successors and assigns forever,
ALL THAT CERTAIN PIECE OR PARCEL OF LAND situate, lying and
being in the Town of Queensbury, Warren County, New York, more
particularly bounded and described as follows: BEGINNING at an iron rod
set in the ground in the southerly bounds of Quaker Road and at the
northwesterly corner of premises of Niagara Mohawk Power Corporation,
running from thence South 06 degrees and 28 minutes West along the
westerly bounds of the said lands of Niagara Mohawk Power Corp,)ration,
83.49 feet to an iron rod set in the ground; thence South 40 degrees, 42
minutes and 30 seconds West along the northwesterly bounds of the said
lands of Niagara Mohawk Power Corporation, 131.49 feet to an iror pipe
set in the ground; thence North 06 degrees and 28 minutes East along the
easterly bounds of lands of I. Charles Lebowitz, 191.33 feet to an iron
pipe found in the ground in the southerly bounds of Quaker Road; thence
South 84 degrees and 12 minutes East along the southerly bounds of
Quaker Road, 74.00 feet to the point and place of beginning, containing
0.233 acres of land, be the same more or less. Bearings refer to the
magnetic meridian as of December, 1970. The above decribed premises
is a portion of lot 23 of the Town Plot.

BEING the same premises described in a deed from Richard P. Tatar
to Richard P. Tatar, Trustee on the Tatar Family Trust dated June 11,
1993, said deed dated July 23, 1993 and recorded in the Warren County
Clerk's Office on July 27, 1993 in Liber 889 at page 17.
Together with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises, to the ce, terline
thereof.
Together with the appurtenances, and all the estate and rights of the party of the
first part in and to said premises.
To have and to hold the premises herein granted unto the party of the second
part, its successors and assigns forever.
And the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been incumbered in any
way whatever.
Subject to the trust fund provisions of Section Thirteen of the Lien Law.
