Project Description
Applicant proposes to maintain cleared trees and to bring in fill, level land and plant grass. Pursuant to Chapter
179-9-020 of the Zoning Ordinance site preparation shall be subject to Planning Board review and approval.
Staff Comments
Location-The project site is located at 93 Main Street.
Arrangement- An existing home on the site had been demolished with trees and other vegetation removed
without appropriate town approvals.
Site Design- The applicant proposes to grade the site with fill and plant grass to market the site.
Building – There is no building proposed at this time.
Site conditions-The site is currently cleared void of building and minimal vegetation.
Grading and drainage plan and Sediment and erosion control – The applicant intends to bring in additional
fill and to plant grass on the site –the new grass will stabilize the site.
Landscape plan – The applicant has provided a planting plan of trees and The property is located in the
Main Street district and is considered a commercial parcel adjacent to a residential use. A 50 ft buffer is
required to be maintained between uses. The board may request information on a buffer or fence between
the existing residential use and the vacant commercial parcel.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, n traffic, o. commercial alterations/ construction details, p floor plans,
q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with construction of commercial projects.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant requests approval of site disturbance to create a lot to market for sale to include additional work
for fill and grass planting.
