larly bounded and described as follows : BEGINNING at an iron pipe
set in the ground for a corner on the south side of Aviation Road at
a point N. 79 degrees 13 minutes W. a distance of 80. 32 feet from the
southwest corner of Aviation Road and Cottage Hill Road and S. 79
degrees 13 minutes E. a distance of 160 . 32 feet from the southeast
corner of Aviation Road and Prospect Drive, and running from thence
S. 15 degrees 01 minutes W. a distance of 94.08 feet to an iron pipe -
set in the ground for a corner; running from thence N. 74 degrees
59 minutes W. a distance of 75 feet to an iron pipe set in the ground
for a corner; running from thence N. 15 degrees 01 minutes E. a
distance of 88.53 feet to an iron pipe set in the ground for a
corner on the south side of Aviation Road; and running from thence S.
79 degrees 13 minutes E. , along the south side of Aviation Road a
distance of 74.90 feet to the point or place of beginning, the same
being the westerly one-third of LOT NO. 9 and the easterly one-third
of LOT NO. 18 as such lots are shown on a map entitled: "COTTAGE HILL
The First Section of a subdivision in a portion of great lot 57 of
Queensbury Tract, Town of Queensbury , County of Warren and State of
New York, made for SIDNEY VAN DUSEN by John B. VanDusen, Licensed
Land Surveyor, Lake George, New York, Dated March 1950" , which map
was filed in the Warren County Clerk's Office on April 20, 1950.
i Being a portion of two certain lots of land conveyed
from Sidney VanDusen to Leavitt and Hall, Inc. , one of which was
dated April 24 , 1950 , and recorded in the Warren COURLY Clerk' s Office
on the 25th day of April, 1950 , in Book 287 of Deeds at page 35, the
other of which was dated September 11 , 1950 , and recorded in the
Warren County Clerk' s Office on the 29th day of September, 1950 , in
Book 292 of Deeds at page 515.
Excepting and reserving from the above described premises
however, an easement for the installation and maintenance of
utilities , executed by Sidney VanDusen and Leavitt and Hall , Inc. ,
to New York Power and Light Corporation and New York Telephone
Company and recorded on June 29 , 1950 in the Warren County Clerk' s
Office in Book 289 of Deeds at Page 170. "

Being the same premises conveyed by John Hacker to
William J. Flynn and Rita M. Flynn by Deed dated September 17 , 1973
recorded in the Warren County Clerk' s Office September 19 , 1973 in
Book 574 of Deeds at Page 19.
