Project Description
Applicant proposes a two lot subdivision of a 2.75 acre parcel. Parcel 1 to be 1.25 acres, Parcel 2 to be 1.5
acres. There is an existing house on Lot 1 that is to remain. Pursuant to Chapter 183 of the Zoning Ordinance,
subdivision of land shall be subject to Planning Board review and approval.
Staff Comments
Applicant requests discussion of a proposed two lot subdivision where the existing lot contains a single family
home and a garage. The applicant has provided some maps showing the approximate location of the
subdivision line. The project will be subject to variance review for lot size and setbacks. The existing lot is
2.75 ac and the subdivision would create a lot of 1.25 ac to maintain the existing home on the site then a 1.5 ac
parcel for sale.
The applicant’s property is bordered by the City of Glens Falls Property and the existing Dixon Court
neighborhood. The parcel is near the overpass to the Northway and NIMO property. The applicant has
provided a sketch plan for two parcels as the primary and has provided an alternative plan for sale of land to
adjoin neighbors in Dixon Court. Halfway Brook occurs at the northern end of the property.
Code excerpts for review purpose:
Parkland Recreation PR-42A and PR-10A. The PR Districts encompass areas where lands are controlled by
municipalities and are set aside for the protection of natural resources or recreational activities and which can
support minimal development or low-impact land uses of very low densities.
Summary
Chapter 183 Article 4 provides an outline of the review procedures for sketch plan –
The Planning Board shall study the sketch plan in conjunction with the maps and information as may be
appropriate to determine if the proposed subdivision includes areas where there are severe limitations to
development. The Planning Board shall make advisory recommendations which shall be applicable to the
proposed subdivision.
