City inspector and 3`d party inspector have done final framing reviews. Waterproofing is underway on the exterior and MEP work and drywall are progressing inside. Observations/ Discussion Items Following is a list of observations/items we discussed on site: All items noted in our previous report(dated 11/29/17) have been addressed. Squash blocks are not required for the TA's at the roof. Squash blocks at demising walls may be either parallel to joist or parallel to wall. At the 3rd floor level the shear wall straps at Grid 1/E are missing/not attached. Studs should be added to allow attachment. These need to extend to the blocking only. Where the LVL's run parallel to the typical roof joists to support the overhang framing (this occurs along Grids D and F.8) multiple studs were provided at the 4`"floor to support the LVL's. These studs were not carried down to the 3rd floor. Below that level there are double studs already. An additional stud should be added at the 3rd level to provide continuity of the double studs at the concentrated load point. This can be a 2x6 or 2x4. 1 1.75x5.5" LVL's should be added on either side of the center stair stringers (these may be cut down 11.875" members). Provide screws at 8" max o.c. At the upper end provide a Simpson A35 clip with (12) 8d x 1.5"fasteners each side from stringer to header. We discussed the shaft liner installation. It appears these will be very rigid, but if needed a Simpson twist strap can be used a floor level for additional support. We also discussed an idea that Gerri Kielhofner and I have considered. That idea is to require a pre-construction conference call where we can discus some of the areas that seem to always be a challenge on these types of projects. These could include: shaft framing and interaction with MEP,fireproofing, sprinkler layout,framing coordination with plumbing drops, etc. Mike thought this would be very helpful. Please see the attached Pictures and let me know if there are any questions/concerns. Overall the framing/project looks good. Approximately 90%of the bearing walls on the 3`d floor were complete. Window installation was beginning. Pre-rock at lower level is expected to begin in the next few days. Observations/ Following is a list of observations/items we discussed on site: Discussion Items Squash blocks are not required for the TA's at the roof. Squash blocks at demising walls may be either parallel to joist or parallel to wall. An opening that is 54" W x 20"T is needed in the bearing wall at Grid 10 to allow a duct. Provide a (3) 1.75x11.875" LVL header with (3) cripple and (2)full height studs each end. At the opening in the perimeter wall at the main entry provide an additional full height stud each side of the opening. An RFI has been submitted regarding the grilles on either side of the door opening on the north end of the pool area. There is not room between the door opening and adjacent walls/framing to allow these grilles. The preferred option is to make the grilles taller and narrower. There is ample vertical space available. 1 Blocking installation at the shear wall joints is partially completed. This blocking may be installed horizontally or vertically. Walls are being mostly sheathed before they are stood. As a result,the lap of the sheathing does not occur at the rim and there is not a continuous uplift load transfer path. The lap occurs between the double bottom plates. To insure a positive connection screws should be added between the bottom plates. A pair of 2.5" screws should be installed at 24" max o.c. between perimeter bottom plates. In some locations the shower drain plumbing interferes with a TJI below. As we discussed,this occurs near the end of a TJI and the easiest option is to header off the TJI that interferes. At the 4 1 floor the framer and plumber will coordinate and adjust joist spacing as needed to avoid interference. A typical header detail as well as details where just a small portion of the TJI flange interfere are below. Blocking at walls parallel to floor joists per Detail 7/S4.1 has not yet been installed(this is not required within 8' of perpendicular wall locations).
