Raritan, NJ 08869,does hereby convey to O'REILLY AUTO ENTERPRISES, LLC, a Delaware
limited liability company ("Grantee") having an address at 233 S. Patterson, Springfield,
Missouri 65802,the real property situated at 682 Glen Street in Warren County,New York,
described as Parcel No. 302.7-1-28 on Exhibit A attached hereto and made a part hereof.
TOGETHER WITH: any and all rights, benefits, privileges, easements, tenements,
hereditaments, rights-of-way and other appurtenances thereon or in any way appertaining
thereto;
SUBJECT ONLY TO: (i) real estate taxes and assessments which are a lien but not yet
due and payable, (ii) building and zoning laws, ordinances and regulations, (iii) public streets
and rights of way and (iv) easements, rights-of-way covenants, restrictions, reservations, and

Beginning at a copper-weld marker set in the easterly bounds of N.Y. - U.S. Route: #9 also
known as upper Glen Street and which said marker is situate at a distance of 2145 feet on a
course of N 39 deg. 27 min. West from the southwesterly corner of the lands of Gulf Oil
Corporation; running thence from place of beginning N. 40 deg. 19 min. West along the easterly
bounds of Route #9 for a distance of 136.25 feet to an iron pipe set in the southerly line of
Glendale Drive and which said last mentioned pipe is situate at a distance of 172.20 feet
southerly measured along the said easterly bounds of Route #9 from the southwesterly corner of
