Planning Board review and approval to maintain a double sided, 80 ft. long by 6 ft. high privacy fence and to install two
panel sections to adjoin from the fence to the existing building.

Project Description
Applicant proposes to maintain a double sided, 80 ft. long by 6 ft. high privacy fence and to install two panel sections to
adjoin from the fence to the existing building. Project site contains two existing lodging facilities – Northway Inn 8,620
sq. ft. and Quality Inn 8,651 sq. ft. (footprints) - and no changes to building or site are proposed. Pursuant to Chapter 179-
5-020 of the Zoning Ordinance, fences in commercial zones shall be subject to Planning Board review and approval.
Staff Comments
Location-The project is located at 534 Aviation Road.
Arrangement- The applicant has placed an 80 ft in length 6 ft in height fence along the property line
extending from the existing cedar hedge south to edge of the existing office building. The applicant
proposed to install two panels (20 ft total) so they connect to the existing building. The applicant understood
there were board concerns with the installation of the fence and has updated the plot plan to show the length
of the fence, protection of the electrical panel, air condition unit and entry area.
Building – The applicant has explained the building has privacy issues on the west side with the adjoining
property being slighting higher than the lodging property. In addition, the applicant proposes installing two
panels to connect to the existing building to allow for additional screening on the site.
Signage-There are no changes to the signs on site.
Traffic- There are no changes to the traffic for the site.
Landscape plan – There are no changes to the landscaping.
Utility details – The applicant has indicated the fence will assist protecting the outside utility units.
Elevations – The applicants provide photos of the fence showing the good side on both sides.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items due to the application
only being for a fence in a commercial zone.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
