Resolutions n/a Project Description Applicant proposes to complete the Clear Brook 12 lot subdivision two lot subdivision of 83.62 acre lot into 78.6 acres and 5.02 acres for two residential homes. Lot 13 (5.02 acres) to connect to town water and Lot 14 (78.6 acres) to have a well. Project will be subject to additional project review for Town Board. Pursuant to Chapter 183 of the Zoning Ordinance, subdivision of land shall be subject to Planning Board review and approval. Staff Comments The applicant proposes to subdivision a 83.62 acr parcel into two lots of (Lot 13)-5.02 ac and a (Lot 14) -78.6 acre lot. The project area recently received a subdivision of 13 lots with 12 lots to be residential and the remaining lot to remain vacant. The plans show a house location with a septic and stormwater with access from Big Boom Road for lot 13 of 5.02 ac. Lot 13 would be connect to the municipal water supply. Lot 14 also shows a house and septic location but also proposes drilling a well for the site. The access for lot 14 will be off of Big Boom Road proposing to use an existing easement roadway area the Town uses for the waterline connection to Moreau. Summary Chapter 183 Article 4 provides an outline of the review procedures for sketch plan – The Planning Board shall study the sketch plan in conjunction with the maps and information as may be appropriate to determine if the proposed subdivision includes areas where there are severe limitations to development.
