Certificate of Occupancy
Dear Dave:
This will serve as our commitment letter regarding further construction and/or alterations
to 144 River Street, Hudson Falls,NY (Town of Queensbury) as required by building
codes and related regulations of the Town of Queensbury. This letter also serves as a
formal request for a temporary certificate of occupancy at 144 River Street for our
insurance agency's office. Enclosed are the following documents:
1) Emergency contact update
2) New business certificate of occupancy permit application
3) Application for zoning approval and Building Permit.
We have completed the first phase of the drainage and parking lot construction, in doing
so it has become apparent that there is a better drainage option available on the north side
of the barn. This would involve deepening and expanding the impoundment pond to act
as the temporary holding basin, which would then overflow into the existing drainage at
the Eastern front of the property. We will be submitting revised plans for this drainage
option to the Queensbury Planning Board as soon as possible.
Further to the plans originally submitted to the Queensbury Planning Board, we will also
be erecting a small free standing sign and planting two trees at the front edge of the
property adjacent to, and on either side of the driveway. However, we feel these items
should wait until we have completed the water management excavation. All excavation
work will be handled by McKenna Construction.
We have contracted with Kenneth Mattson, Blind Rock Road, Queensbury, to design and
build a handicapped accessible bathroom in accordance with building code specifications,
on the first floor of the building. Mr. Mattson will also furnish us with revised plans for
z s 0 �\C�L.L.c.
the handicapped accessible ramp, handicapped accessible doors, floor plan, and a
refurbishment of the side porch. We will maintain the rear entrance as our main entrance
as originally submitted, however we are having the handicapped accessible ramp plans
redrawn due to the unforeseen elevation required for access at that location.
It is our intent to commence the foregoing work within the next 60 days, subject to
contractor availability.
We are working with Protection One on fire and burglar alarms, and those plans will be
submitted to the town, as soon as available.
Finally,the outdoor electric and lighting will be completed by electrician Robert Murtha
in the next few weeks, and we will be installing a small face standing sign, in accordance
with our previous agreement with the planning board. We will also work with Mr.
Murtha to set up an Electrical Inspection, for code compliance, as soon as possible.
We have installed a temporary back step, with railing, a continuous railing on the stairs
between the first and second floors, and the lighted exit signs as earlier discussed.
As you are aware, the lease at our current, temporary location expired on July 31 sc
Although we have been granted a short extension, there is a significant pressure to move
into the building by Friday August 81h. Coupled with the lease arrangements, the
financial burden of paying utilities at two locations, rent, and a mortgage, are placing
significant financial stress on our company. We therefore respectfully request that our
request for the temporary certificate of occupancy be granted this week, so we can move
from our present one room office into 144 River Street.
