I have reviewed your application materials and find that your proposed project will require an Area Variance approval prior to the issuance of your permit for the proposed construction. Specifically, the proposed 408 sf addition results in an overall garage square footage of 984 after you add in your existing 576 sf garage. The maximum allowable garage square footage is 900 sf.
