Dear Craig,
The Leonardo’s own a camp on a small parcel near the end of Hall Road Extension on Glen Lake. The
camp is old and small and should be replaced with a new structure that will meet their family needs.
Toward that end, attached are Site Plan review and Area Variance applications illustrating their goals for
the property. They have designed the home and site to best balance their needs, the neighborhood
character, and current zoning requirements.
The site has been designed with a new home that is slightly closer to the lake, in order to accommodate
adequate parking with stormwater management, and a new “advanced treatment” wastewater system.
They have done their best to trim the house size down to current FAR requirements, but the small size of
their pre-existing lot (< ¼ ac) hinders compliance.
Jarrett Engineers is supporting the project with a stormwater management plan that includes infiltration
devices for the driveway and house runoff along with a shoreline buffer that not only limits runoff to Glen
Lake, but also adds landscaping interest to the property. Hall Road extension passes through the Leonardo
property, and that impervious area has been included in the management of runoff from the property.
Lastly, the house design is modest but in keeping with the character of Glen Lake. The Leonardo’s are
still debating house colors, but their current choices boil down to a deep “brick” red, or darker gray. In
any event, they recognize the need for their home to fit with the neighborhood.
