II approved 2-7-73 SB13-72M: lot line adjustment for shared driveway on lots 89 and 90 - Approved 11-28-06 BP 2012-201 submitted for shed MATERIAL REVIEW: Cover Letter, Map S-1 STAFF COMMENTS: The applicant proposes a lot line adjustment between two parcels in the Twicwood Section 2 subdivision. Parcel 296.9-1-54 Watkins is 0.59 acres and will be 0.56 acres; Parcel 296.9-1-55 Clute is 0.71 acres and will be 0.74 acres. The lot line adjustment will allow for each parcel to have separate driveways where currently there is a shared driveway. The project is also subject to variances for each parcel. The plans show the existing and proposed lot line and the driveway to be created on the Clute parcel. NATURE OF AREA VARIANCE There is an existing shed on Clute parcel that requires setback relief. The Watkins parcel requires relief for creating a parcel that does not meet the required lot size. SUMMARY The Planning Board is to provide a recommendation to the zoning board in regards to the variance relief request. Access will be by two separate driveways —one existing and one proposed. Modification to an approved subdivision requires Planning Board review and approval. Variances: Relief from minimum lot size and accessory structure setback requirements of the MDR zone.
