PB decision Project Description Applicant proposes to construct a 154 sq. ft. addition to the rear portion of the home where a portion of the deck is to be removed. Site work includes updating concrete steps at front of home with new steps and landscaping. Pursuant to Chapter 179-3-040 & 179-6-050 of the Zoning Ordinance, new floor area in a CEA and hard surfacing within 50 ft. of the shoreline shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located at 211 Assembly Point Road.  Arrangement- The existing home is 1,360 sq ft with 294 sq ft front porch and 427.5 sq ft rear porch. The There is an existing stone/ hard surface walkway from the driveway to the entry of the home.  Site Design- The project involves modifying the entryway steps to the home and to place 154 sq ft addition to the rear of the home  Building – The project includes a removal of a portion of the deck to construct the addition. The addition is 154 sq ft and is to match the existing house structure. The front of the home has some façade improvements and the front entryway steps. There is roofline on the south-side is to be reframed to match the existing eave. The plans include a false roofline insert on the north side of the home. The new step area will be creating a curved step walk with a planter area- the planter area is to be utilized for stormwater management.  Site conditions-There areas that are to be altered are existing disturbed areas one to the front of the home and the other to the rear of the home.  Grading and drainage plan, Sediment and erosion control – The plans show the new pathway from the front entrance - sediment and erosion control may be needed to minimize impacts to the lake.  Landscape plan – the plans show a new planting area for the walkway.  Utility details – There is a new septic to be installed as approved by the local board of health.   Elevations – The plans show the new addition to the rear of the home and the alterations to the home face on the front.  Floor plans- The plans show the floor plan arrangement for the addition with a laundry, bathroom area and entry to the home.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, n traffic, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
