Blue Flame Gas Co. is a propane marketer;the proposed office space would be used to help us expand our current business into the greater Queensbury market. Our initial plan for the office space would be to employ three to four new employees, involved in various administrative duties from customer service to sales. The office would be open Monday thru Friday from 8:00 am to 4:30 pm. We would not anticipate any increase in traffic to the building as we are not a retailer. There may be an occasional customer visit to set up services or pay bills. Blue Flame owns and operates bulk storage facilities in Hoosick Falls,Johnsonville, Gloversville and Galway;these facilities have tank and propane storage which would support the delivery and service operations of the Queensbury administrative office. The property is currently owned by Brian Nelson, who occupies part of the building. We are proposing to occupy part of the same building. Brian's business, G& F Heating is a complimentary business to Blue Flame's and from a use standpoint I feel they are very similar if not the same. I have enclosed a copy of our initial application for a Certificate of Occupancy if needed. As I understand your proposal, it is your intention to operate an office from the site for Blue Flame Gas Co.,Inc. From your letter, I understand your proposed office use to potentially include customer service, sales and service personnel. As discussed, the property in question is located within a Suburban Residential, (SR-20) zoning district within the Town of Queensbury. An office use is not listed as an allowable use in the SR 20 zoning district. As the existing GF Heating Business was approved prior to the adoption of the current zoning code, that use may be maintained but not expanded without a Use Variance. Similarly, a new use which is not listed as an allowable use, such as yours, will require a Use Variance as well. Hopefully, this information answers whatever outstanding questions you might have had regarding your proposal and the Town of Queensbury Code.
