Project Description
Applicant proposes to repaint the existing Outback Steakhouse restaurant from a two-tone brown and yellow
shades and green roofing to a two-tone brown & beige shades with a dark brown roof. Pursuant to Chapter 179-
9-120 of the Zoning Ordinance, new color scheme on commercial building shall be subject to Planning Board
review and approval.
Staff Comments
Location- The project is located at 925 Sate Route 9 known as the Outback Steakhouse.
Arrangement- The site has an existing 1 story 6,197 sq ft restaurant building with parking and associate
shared access with the north parcel motel building.
Site Design- There is no change to the existing site arrangement.
Building – The plans indicate the yellow “squash” color will be replace with light brown “squire hill buff”
for the main building. The roof to be changed from green to brown “bloomin brown”. The bottom portion
of the building on will be changed to a “spicy hue”. Columns and Trim also to change to brownish colors.
Signage- The colored renditions indicate a different wall sign than currently exists on the building. The
board should request clarification if the sign is to change.
Traffic- There are no proposed changes to the parking, traffic or access arrangements on site.
Landscape plan – There are no changes to the existing landscaping.
Site lighting plan – There are no changes to the site lighting or building lighting.
Elevations – The elevations show the existing and proposed paint colors to the building.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as the site remains the same, the use
as a restaurant is also staying the same and the only change is the paint color.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for changing the paint color scheme on an existing building.
