Resolutions 1. PB decision Project Description Applicant proposes a new 7,100 sq. ft. building with warehouse, shop & office space within Carey Industrial Park. Project includes associated site work for lighting, landscaping and stormwater. Pursuant to Chapter 179- 3-040 of the Zoning Ordinance, new commercial construction shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 44 Carey Road an existing 2.62 ac vacant parcel in Carey Industrial Park  Arrangement- The building and development is to be located to the front portion of the lot approximately 1.2 ac. A portion of the front of the site near the road will have selective thinning to maintain some tree coverage at the front of the property. The remainder of the lot is to be wooded an undisturbed.  Site Design- The site work shows the area of about 1.6 acres to be disturbed. A portion of the property near the building is shown to be outside storage.  Building – The building is to be 7,100 sq ft. The building is to have an office area, warehouse area and shop area.  Signage-The elevations indicate there is a wall sign. The plans should indicate wall sign dimensions and indicate if there is to be a freestanding sign.  Site conditions-The existing site is vacant and wooded. The surrounding area contains multiple buildings with uses from medical, storage, warehouse, and manufacture.  Traffic- The site proposes 23 parking spaces with two of the spaces to be handicap accessible  Site layout and utility plan- The building is to be connected to town water and the new town sewer in the industrial park.  Grading and drainage plan Sediment and erosion control – The plans show stormwater detention areas around the site area to be disturbed. The site includes drywells in those areas. The site includes area for snow storage.  Landscape plan- there is to be perineal plants and shrubs to be installed at the front of the building.  Site lighting plan- The plans indicate there is to be 6 pole lights, 15 wall mounted light fixture, and 8 canopy lights. The pole lights include single and double fixtures with 20 ft poles. The wall mounted lights include 2 fixtures for security and doorway entry areas.  Elevations- The elevations indicate this to be a metal building. The building is to have overhead doors for associated work vehicles to have access. The elevations show a canopy entry area on the side and front of the building.  Floor plans- The Floor plans show three areas on the main floor – warehouse, shop and office area. There is also to be a mezzanine above the office area for storage.  Waivers-Planning staff has reviewed the applicants request for waivers that include items, h. signage,  The waivers requested–Staff would request additional information on signage.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan review application for the construction of a 7,100 sq ft building and associated site work to operate a roofing construction company.
