Most plumbing contractors or wholesalers offer a kit that is made to insulate the drain line as well as the hot water line for underneath the sink. You can also use standard pipe wrap insulation which will cover the drain and the hot water line, provided it covers the entire portion of the drain and hot water line. There is no specific Code requirement or installation, because there are several different methods to accomplish this. If you need any additional information, please contact me and I can meet with you on site to discuss this issue. Regarding your letter about site paving, I have referred your letter to Craig Brown, Zoning Administrator for his comments, and hopefully he will get back to you shortly as to what is allowed, in order to issue a permanent CO. It would be my strong advice that we sit down at a meeting with all the people involved in this construction project,so that they understand how the building code works and some decisions you'll have to make based on my comments below. 1. The building type, as is shown on plans, is 5B construction. This allows a building of only 6,000 square feet, which can be one story. This building would be considered two story, based upon the retaining walls placed alongside the windows in the classroom. The Code requires that the average grade around the building be seven feet or less above the lower level floor to not be considered a story. Therefore, one of the initial decisions the Church group must make is as to whether to make this meet a one story requirement and do away with the retaining walls or go to a different type construction which would allow two story construction. 2. The cross section shows no ceiling heights for the lower level. There must be a minimum eight foot. Therefore,the lower level for the cross section must be detailed to show interior walls,ceiling heights,etc. 3. There is no cross section or foundation plan shown for the carport or the entrance at the lower level.' 4. Each floor level requires two exits. The current floor plan shows doors which swing inward and must swing out to be considered exits. Any secondary exit,must be directly to the exterior, ramped to grade, or must be a rated stairwell enclosure. The secondary exits from the sanctuary must be 44 inch doors with panic hardware. 5. The door within the mechanical room must be 36 inches. 6. All stairs in the building must have a seven inch rise and eleven inch tread minimum. There must be a guardrail around the raised sound platform at least 42 inches in height. 7. The following rooms must be rated with a one hour enclosure. The mechanical room,if the BTU rating exceeds 250,000 BTU for the heating equipment. The elevator, the elevator equipment room,and all stairwells and exit corridors. "HOME OF NATURAL BEAUTY . . . There must be firestopping in the attic area at 3,000 square feet, also firestopping in any concealed space in the lower level at 3,000 square feet, if the building remains wood frame construction. 9. The elevator equipment room walls must be of noncombustible construction. This would include steel studs or masonry construction. 10. The kitchen must be in a two hour enclosure if it is to be of commercial type cooking equipment, along with associated hood system. We do not have enough information provided on the plans to make this determination. 11. All interior finishes in the building must be Class B in the rooms and Class A in the exit corridors, and Class One carpet throughout. There are no notes anywhere on the plans indicating the types of interior finishes to be provided in this building. 12. We need a complete fire protection system, including horn strobes, smoke and heat detectors,pull stations,throughout the building. It would be advantageous for the Church to take a finished floor plan to a vendor who provides fire protection systems and have them mark it up and submit it to this office for review. Along with the fire alarm system, the HVAC units in the building must shut down upon activation of the fire alarm system. 13. The windows shown for the classrooms and assembly areas seem to indicate that they are casement type windows. However, the elevations show double hung windows. You must provide either four percent ventilation for all occupied spaces within the building, or the HVAC system must provide fresh air from the exterior, in lieu of the four percent ventilation. 14. There are no design loads shown on the plans. The ones indicated on the plans are for residential use. The design loads for snow are 50 pounds per square foot. The design loads for the floor system are 60 pounds per square foot for fixed seating, 100 pounds per square foot for movable seating,and the stage must be 150 pounds per square foot. 15. Until the occupant load can be calculated in this building, it is difficult to figure the amount of fixtures required for the bathrooms. Therefore,we must be provided with a fixed seating layout in the assembly areas,as well as classrooms and other areas in the building. Once we have a total occupant load,we can determine the proper number of fixtures required. 16. All plumbing in the building must be cast iron or copper, above any slabs. PVC is allowed below slab. 17. We have no information on the type of heating system that will be provided in this building. Please provide the type of units that will be used in this building. 18. No exit lights or emergency lights are shown throughout the building. Exit lights and emergency lights must be shown to illuminate exit ways and assembly areas for adequate exiting from the building. This building must be provided with an elevator that will meet the requirements of Section 1060.2 of the New York State Uniform Building Code. 19. The stage and raised sound platforms must be ramped to provide vertical accessibility to these areas. 1 20. The dimensions shown on the handicap bathroom stalls in the bathrooms do not meet the ANSI CABO 1992 standard. We need elevations of the bathrooms.showing the proper heights and distances for all handicapped fixtures. 21. There is no ramp shown to the main entrance of the building. 22. Ofhe secondary exits from the upper and lower levels have been provided with an area of refuge that meets Section 1101.5 of the New York State Uniform Fire Prevention and Building Code. The area at the rear of the church on the right side of the stage adjacent to the elevator has been designed has been designed as an area of refuge for the main floor. Similarly,the area at the bottom of the front stairs has been designed as an Area of Refuge for the lower level. The Areas of Refuge have been designed with - walls with a one(1)hour fire rating, all doors shall be rated 314 hour, "C"label,with self-closing hinges. These areas shall be appropriately signed to be clearly identified as Areas of Refuge and shall be equipped with an emergency telephone which dial 911 as soon as the handset is lifted. In addition,these areas will be actively pressurized upon activation of the fire alarm system to keep smoke from entering these areas of refuge in case of fire. These spaces have been designed to accommodate a minimum of two(2) wheelchairs. /An assistive listening system will be provided in the building in conformance with Section 1101.68. All windows in the lower level will be Andersen double hung windows and are intended to provided some natural light and ventilation into the classrooms wherever possible. The HVAC system will be designed to provide fresh air from the exterior.
