Project includes removal of an existing home, garage and driveway area. Resolutions 1. PB decision Project Description Applicant proposes to construct a 3,840 sq. ft. storage building. Project includes removal of an existing home, garage and driveway area. The new storage building will be accessed with a new internal driveway and updated swale area. Project includes clearing of approximately 37,400 sq. ft. The project site has an existing 23,220 sq. ft. building for Sky Zone recreation. Pursuant to Chapter 179-5-020 of the Zoning Ordinance, a storage shed in CLI zone shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located at 235 Corinth Road on a 6.2 acre parcel  Arrangement- The project site has an existing 23,220 sq ft building with associate parking, and lighting for the Sky zone trampoline recreation facility.  Site Design- The applicant proposes to construct a new 3,840 sq ft storage. There was an existing house and garage that have been recently demolished and the area to be landscaped.  Building – The building is to be a metal sided building with garage doors and man doors for access. The building is to be less than 30 ft in height.  Signage-There is no new signage proposed  Traffic- The plans show there is a internal driveway from the existing parking lot to access the new storage building. There is a turnaround/parking area near the storage building. There is no change to the 112 existing parking spaces.  Grading and drainage plan, Sediment and erosion control- The applicant has submitted a stormwater report that has been forwarded to the Town Engineer for review and comments. Eave trenches are proposed for the new storage building and a vegetated swale is proposed to be reestablished.  Landscape plan – The area where the buildings are to be removed will include new landscaping.  Site lighting plan- There is no new light fixtures proposed. The applicant should confirm if there is any new light poles or wall mounted lights for the storage building.  Utility details – The plans should confirm if the new storage building will be connected to electric and water. Also, it should be noted if there is a bathroom in the storage building.  Elevations – The building elevations are to be provided.  Floor plans- The floor plans are to be provided – most likely will be an open floor plan. There are either one or two garage doors and one man door.  Waivers-Planning staff has reviewed the applicants request for waivers that include items, h. signage, n traffic, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal.  The waivers requested–Staff finds it reasonable to request a waiver as these items as the project involves a storage building on an existing site with a recreational building where the site details for parking have already been addressed and where the project has included updates for stormwater management.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the construction of 3,840 sq ft storage building with associated site work.
