Resolutions 1. PB decision Project Description Applicant proposes to construct a new commercial building of 11,000 sq. ft. including a 50’x30’ covered pad and a 60’x30’ open pad. Project site includes an existing 6,650 sq. ft. commercial building for a wine facility. Site work includes new pavement, gravel areas and sidewalks on site. Site work also includes grading and stormwater, snow storage and landscaping. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new commercial construction shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 395 Bay Road on a 2.03 ac parcel.  Arrangement- The existing site has a 6,650 sq ft building with associated parking and utilities.  Site Design- The new building of 11,000 sq ft will allow for an expansion of the Winery operations. The plans show an update to the site elements including utilities.  Building – The new building is to be 11,000 sq ft where the interior will allow for storage and manufacturing area.  Signage-no new sign is proposed  Traffic- The site has 49 parking spaces where 30 spaces are required.  Grading and drainage plan, Sediment and erosion control- the plans show the grading of the area for the new building, parking and drive access.  Landscape plan – The landscaping plan indicates shrub plantings at the front of the new building. There are three maple trees to be installed on site as well.  Site lighting plan- The plans indicate wall mounted lights on the new building and existing building. On the new building proposed lights are 8 and on the existing there area 4 building lights. They are to be installed at 16 ft height for the new building.  Utility details- The applicant has indicated connections to Town water and sewer will occur for the new building with details to be worked out with the Department of wastewater and water.  Elevations – The elevations show the front of the building for an entrance area and large windows. The north side to have concreate pad with a portion to be covered. The west side of the building to have overhead doors, and the south side to have windows towards the top. The building is to be 60 ft in height.   Floor plans – The floor plans show manufacturing area, storage area. The main building is to remain as office and sales/retail area.  Waivers-The applicant has not requested any waivers at this time.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the construction of an 11,100 sq ft building for the expansion of the winery operations.
