Let me know if you need anything else. A. Project is consistent with the Town’s Comprehensive Plan for Big bay Road B. No area variances are proposed, and the site plan as proposed conforms to the applicable requirements for the zoning district C. Sidewalks are proposed internally from the parking areas to the buildings. Big Bay Road does not have sidewalks and we are not proposing any along the road. D. The property Owner will place in the property’s deed that there is shared sewer connection and that both parties have obligations to that shared connection if in the future the property is subdivided. This option was recommended by Chris Harrington. E. Project as proposed is in harmony with the surround neighborhood. F. Ingress and egress is adequate as well as traffic circulation throughout the site. G. Shared parking and or access with adjoining properties is not necessary for this project. H. The project as proposed is consistent with the current use of the property and its surrounding uses. I. Sidewalks are proposed internally from the parking areas to the buildings. Big Bay Road does not have sidewalks and we are not proposing any along the road. J. The site consists of sand with high permeability. There is no offsite discharge in the pre and post development analysis. Infiltration practices are proposed, and the stormwater runoff will recharge groundwater. K. Both sewer and water will meet the Town standards. L. A landscaping plan is proposed. M. The site plan as proposed meets the needs for emergency vehicles. N. The stormwater plan will adequately address the site needs as proposed and will not impact adjoining properties, roadways or structures. O. The site plan as proposed conforms to the Town standards.
