That portion of a building that is partly or completely below grade plane. A basement shall be considered as a story above grade plane where the finished surface of the floor above the basement is: 1,More than 6 feet above the grade plane or 2. More than 6 feet above the finished ground-level for more than 50% of the total building perimeter or 3. More than 12 feet above the finished ground level at any point, 2. CONTROL AREAS: Spaces where quantities of hazardous materials are stored, dispensed, used or handled. The quantity of material In a specific control area Is limited by Table BC- 307.7(1), pg. 27. The number of control areas In a building is also limited by Table BC-414.2.2, pg. 54. 2. DRAFT STOPPING: A material, device or construction installed to restrict the movement of air within open spaces of concealed areas of building components such as crawl spaces, floor/ceiling assemblies, roof/ceiling assemblies and attics. (In combustible buildings, %gypsum board or 318 plywood is an acceptable material). 3. FIRE AREA: The aggregate floor area enclosed and bounded by fire walls, fire barriers, exterior walls or fire resistance-rated horizontal assemblies of a building. 4. FIRE BARRIER: A fire-resistance-rated vertical or horizontal assembly of materials designed to restrict the spread of fire In which openings are protected. (Used for enclosure of exits, separated occupancies, incidental use areas and to separate a single occupancy into fire areas. F/re barriers typically go to the deck above). 5. FIRE BLOCKING: In combustible construction, fire blocking shall be installed to cut off concealed draft openings (both vertical and horizontal) and shall form an effective barrier between floors, between a top story and a roof or attic space. (Nominal 2"material required to be installed in stud spaces exceeding 10'in height, between concealed vertical and horizontal spaces, annular spaces around flues and concealed sleeper spaces). 6. FIRE PARTITION: A vertical assembly of materials designed to restrict the spread of fire in which openings are protected. (Typical fire rating of 1 hr. used between dwelling units and corridor walls). 7. FIRE WALL: A fire-resistance-rated wall having protected openings, which restricts the spread of fire and extends continuously from the foundation to or thorough the roof, with sufficient structural stability under fire conditions to allow collapse of construction on either side without collapse of wall. (May be constructed of wood in a type 5 building. Minimum fire resistance rating is 2 hrs. Installation of a tlrewall creates separate buildings. Party well is of similar construction, but is without openings (Section 503.2)). JAM Page 8 of 10 8. GRADE PLANE: A reference plane representing the average of finished ground level adjoining the building at exterior walls. Where the finished ground level slopes away from the exterior walls, the reference plane shall be established by the lowest points within the area between the building and the lot line or, where the lot line is more than 6 feet from the building, between the building and a point 6 feet from the building. 9. MEZZANINE: An intermediate level or levels between the floor and ceiling of any story with an aggregate floor area of not more than 1/3rd of the area of the room or space in which the level or levels are located. (Mezzanine area does not contribute to the building area or the height in stories but does contribute to the fire area, aggregate area). 10. SMOKE BARRIER: A continuous membrane, either vertical or horizontal, such as a wall, floor, or ceiling assembly, that is designed and constructed to restrict the movement of smoke. (Required to have a 1 hr. fire rating). 11. STORY ABOVE GRADE PLANE: Any story having its finished floor surface entirely above grade plane, except that a basement shall be considered as a story above grade plane where the finished surface of the floor above the basement is: 1. More than 6 feet above grade plane or 2. More than 6 feet above the finished ground level for more than 50% of the total building perimeter or 3. More than 12 feet above the finished ground level at any point. Country Club- Revised Drawings I reviewed the submitted revisions, and have the following comments: 1. Exit and Emergency Lighting has been addressed, and appears acceptable as shown. 2. Detection shown on page A801 of the drawings is heat detection—must be changed to smoke detection per 907.3.1 FCNY. 3. HVAC fan shutdown has been addressed and will be provided per page El of the HVAC submission. Steve TOWN OF QUEENSBURY COMMUNITY DEVELOPMENT DEPARTMENT TOWN OF Q UEENSB URY 742 Bay Road, Queensbury, NY. 12804-5902 February 25, 2005 Tony LaCasio 6 Hiland Drive Queensbury, NY 12804 Dear Tony: The following items need to be addressed on the plans for the Glens Falls Country Club addition and renovation. 1. We need drawings showing the existing fire alarm system layout along with proposed installation of new devices in the occupancy. 2. We need emergency lights shown throughout the altered spaces to light up the exit paths to the exit doors. Exit lights should be battery back up that are shown on the plans. Additional exit lights may be required. 3. On the plans, there's no type of heating system shown. Therefore we need an information and/or drawing showing location of ducts and HVAC systems to be installed. 4. There is no attic access shown on the new attic areas. The minimum size for the attic access is 22" by 30". 5. We need design calculations for the addition showing wind, snow, and seismic loads, and floor loads that have been done by an engineer or an engineering program. 6. There must be handicap urinals provided in the bathrooms, at a maximum height of 17 inches above the finished floor. 7. There is no ice and snow shield shown on the roof sections that comply with the Code requirements of 24 inches inside the interior of the exterior wall. 8. Doors 109B, 11113, 115, and 118 must all have panic hardware. 9. No energy code evaluation has been submitted with the building drawings. A ComCheck program must be submitted with this building plan. 10.If a new heating system is to be installed in the addition and renovation area, fresh air must be provided from the outside for the occupancy. Therefore we need information showing how fresh air will be brought into the HVAC system for the interior spaces.
