CLUTE SELF STORAGE
LUZERNE ROAD
INTRODUCTION
The site of the proposed Clute Self Storage is located at the intersection of Luzurne Road and
West Drive on the north side of Luzerne Road, in the Town of Queensbury, NY. The developed
site is approximately 2.73 acres.
This report addresses drainage issues pertaining to the development of 10 self-storage buildings
and associated roads, parking and site improvements on this lot.
EXISTING CONDITIONS
The site is predominately wooded and slopes from the edges of the site to a low area in the center
of the site.
Soils on this site are sandy loams and sands. Two deep test pits were dug in the middle and front
of this lot. The soils encountered were sandy loams over fine and coarse sands. No evidence of
seasonal high groundwater was present in either test pit. A percolation test at the site of pond #4
had a stabilized percolation rate of 1 inch in I minute.
Due to the permeable surface soils, it is assumed that all of the existing stormwater soaks into the
ground.
DRAINAGE METHODOLOGY
Since the soils are very permeable, a combination of drywells and shallow infiltration basins will
be used for stormwater management.
Runoff from building roofs and pavement in the central portion of the site will be directed to
drywells where the runoff will be stored and infiltrated into the ground. Around the perimeter of
the site three shallow swales, or infiltration basins, will be used to store the runoff and allow it to
filter into the ground. All three basins will also incorporate an 8 ft diameter by 4 ft deep drywell
to allow the runoff to infiltrate even during periods of the year when the ground is frozen.
