1980-05-21 31 MINUTES of the public hearing of the Zoning Board of Appeals held May 21, 1980 at 7:30 P. M. There were present: Kirkham Cornwell, Chairman Theodore Turner, Secretary A. Mather Reed Daniel S. Griffin Sjoerdje Richardson Charles Sicard being members of the Board. Board member R. Case Prime was absent. Staff, Stephen Lynn present. Minutes of April 16, 1980 meeting not available for approval. Stenographer not present. VARIANCE #668, WILLIAM AND ELIZABETH MATT - to operate a Rawleigh Distribution Center and retail store in an R-4 Zone on the property situated at 275 Bay Street. William and Elizabeth Matt present on this variance. Motion by Theodore Turner seconded by Daniel Griffin to grant this variance. Motion carried unanimously. RESOLVED: Application for Variance #668 be approved in concurrence with Queensbury and Warren County Planning Boards as the character of the neiGhbor- hood will not be altered. Variance limited to lifetime of the applicants. The size of the sign limited to 4 sq. ft. VARIANCE #669, STATE BANK OF ALBANY - to place a free-standing sign with no property line setback in lieu of the required 15 ft. setback on the property situated at the north side of Quaker Road. Ronald H. Noll, Asst. Cashier of State Bank of Albany present on this variance. Motion by Charles Sicard seconded by Sjoerdje Richardson to grant this variance. Motion carried unanimously with stipulation. RESOLVED: Application for Variance #669 be approved as there is reasonable hardship due to Niagara Mohawk strip and State land on Quaker Road. This is in concurrence with Oueensbury and Warren County Planning Boards. Stipulation that sign will conform to ordinance when road is widened. VARIANCE #670, STANISLAW KOSTEK - to enlarge a non-conforming use and place addition with 26 ft. rear setback in lieu of the required 50 ft. rear setback in an M-2 Zone on the property situated at 284 Bay Road. RESOLVED: Application for Variance #670 be approved subject to 16 ft. rear setback and that no outside storage will be permitted except for the dumpster. It is suggested that applicant consult Queensbury Beautification Committee. t- VARIANCE #671, THOMAS AND PATRICIA BURKE - to create a non-conforming lot and construct a dwelling with 19 ft. setrack from the lakeshore on the property situated at Mason Road, Cleverdale on Lake George. Applicant and his attorney, Robert Stewart, present on this variance. The Queensbury Planninq Board recommended disapproval. Warren County Planning Board recommended approval contingent upon increased lot size. Mr. Stewart stated that the applicantion for this variance had been revised to show 60 ft. frontage on Mason Road. After a lengthy discussion the applicant and his attorney agreed to return to the Queensbury Planning Board because of the significant change in the application. This variance will be on the agenda for the June 4th meeting of the Queensbury Planning Board. The Warren County Planning Board made their recommendation on the basis of the revised application.
