This is a 2-story residence with an attached 2-car garage. 2. Floor joists for first and second floors are to be TJI 11 7/8" Series 230. Joist spacing to be 16" O.C. and 19.2" O.C. as shown on plans. Floor joist deflection will not exceed 1/480 span and all TJI joists shall be installed as per TJI instructions (especially web stiffeners under all load-bearing partitions above joists). Subfloors shall be nailed & glued to top flanges of TJI joists. The garage roof support shall be by 2"xl2" rafters, 24" O.C. with a pitch of 10" in 12". A Glu- Lam 5 1/8" x 10 %2" ridge beam will run the 24ft. length with 2"x4" ceiling joists beneath it. Interior 2"x4" walls approximately 6ft. high will be on each side---thus each rafter will be supported in several places. 5. The 6 3/4" x 12" Glu-Lam beam between the Great Room and the Morning Room will provide adequate support for the second floor joists over the Kitchen/Morning Room area and the walk- way over the Great Room. 6. The 3 1/8"x 10 '/2"Glu-Lam headers over the garage doors will provide sufficient support for the roof load and the floor load in this area. 7. The 8" concrete foundation walls for the main house shall be 3500 PSI concrete with reinforcing as detailed on the plans. All concrete floors shall be 4" thick 3500 PSI concrete reinforced with 6"x6"-10-10 WWF and placed over a 6 mil poly vapor barrier. 10.
