Project Description
Applicant proposes to upgrade a 2,000 sq, ft, shoreline area and removal of vegetation and planting new
vegetation, boulders and updating existing pathway. Pursuant to Chapter 179-6-050 & 179-8-040 of the Zoning
Ordinance, hard surfacing within 50 ft. of shoreline and shoreline buffers shall be subject to Planning Board
review and approval.
Staff Comments
Location-The project site is at 16 Honeysuckle Lane with a portion of the property that has frontage on Lake
George. The parcel is an existing 0.52 acres
Arrangement- The project is proposed only for the area at the shoreline there is no work proposed on the
house portion of the property.
Site Design- The plans show the area of the shoreline to be impacted. The applicant has described the
vegetation to be removed as scrub type vegetation including Honey Suckle, Virginia Creeper and Wild
Grape additional vegetation close to the road to be removed include crown vetch wild clover and spirea as
well as similar vegetation at the shore. The project includes installation of an 8x8 sandbox area, boulder
installation and mulch. The plan shows the existing trees to remain and a replanting plan.
Building – There are no changes to the existing home that is across the street. The applicant has indicated
there is a boathouse with a sundeck and shoreline dock that extends most of the shoreline – there is an
existing walkway to the boat house
Site conditions-The applicant has indicated the site conditions at the house remain unchanged and the
shoreline area is the project area. Which includes vegetation removal, replanting, erosion and sediment
control with boulder and mulch, maintain existing pathway to adjoining property, maintaining the boathouse
walkway and the installation of sandbox.
Grading and drainage plan, Sediment and erosion control-The applicant has indicated there is to be boulders
and mulch placed with the planting area to minimize erosion and provide sediment control.
Landscape plan-The applicant has described the planting plan to include arborvitae, red twig dogwood,
American elderberry American cranberry, Meadowsweet, Canada Mayflower, Blue Flag Iris, Bluebeard
Lily, turtlehead and bee balm. The project intent is to plant items for a denser shoreline buffer to stabilize
the shoreline area and minimize impacts to Lake George.
The shoreline buffer calculations are provided as part of the notes only as reference – the Board may
compare the applicants proposed plan using the guidance from the code section noted below.
Shoreline Buffer requirements under Section 179-8-040

-Minimum width 35 ft (Lake George)
-For every 700 sq ft of shoreline buffer area –one large tree minimum 3 inches in diameter
-For every 350 sq ft of ground cover -7 – 24 inch native shrubs; 14 herbaceous plants

-Shoreline buffer -2275/700 =3.2 round up to 4 –four large trees at 3inch diameter

Site lighting plan-no new lighting proposed in the shoreline area
Utility details- no new utilities in the shoreline area – the existing site utilities water, electric and septic
remain unchanged.

Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, , n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r.
construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with commercial projects.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the vegetation removal and replanting plan for a 2,000
sq ft +/- area at the shoreline.
