Resolutions 1. PB decision Project Description Applicant proposes to modify an approved site plan for the 3,750 sq. ft. building. The 5,000 sq. ft. building to remain as proposed with offices, etc. The 3,750 sq. ft. building will amend location and number of bay doors for storage of the RV units and general storage for HHHN. The project includes construction of 3,446 sq. ft. of sidewalk and driveway area. Pursuant to Chapter 179-9-120 of the Zoning Ordinance, modifications to an approved site plan shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located at 27 Carey Road on a 1.01 acre parcel.  Arrangement- The parcel has two existing buildings and associated parking area.  Site Design- The project site had a previous approval for the buildings on site where the 5,000 sq ft building was to be upgraded to have offices for a medical company and the 3,750 sq ft building was to be upgraded for a storage building. The new project is for the storage building to have further renovation to allow for two mobile rv units.  Building – The 3,750 sq ft building exterior is to be modified so there are two overhead doors on the west side and one overhead door on the north. Also on the north side is a double door and an access door.  Site conditions-The updates to the storage building include a new curb cut and driveway of 3,446 sq ft also including some sidewalks areas.  Traffic- The parking area remains the same with 44 spaces.  Grading and drainage plan, Sediment and erosion control-The previous stormwater management report has been updated to include the new hard-surfacing. The site includes drywells and three drainage areas on the site. The information has been forwarded to the Town engineer to review.  Landscape plan-The planting plan indicates maples, tupelo, yews, sumac, and spirea on the site. Also a portion of the site will have lawn and the tree line will remain on the south portion of the property.  Site lighting plan-The lighting plan doesn’t clear identify the lighting fixtures for the storage building. Additional information about the type of fixture for the storage building should be provided.  Utility details-The site plans indicate the mobile RV units will have a dump station on site. The applicant to confirm with Wastewater Department for coordination.   Elevations-The elevations show the location of the doors for the building.  Floor plans-The floor plans show the location of the storage space arrangement and the location for the RV units.  Waivers-The applicant has not requested any waivers at this time. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the o written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
