Resolutions 1. PB decision Project Description Applicant proposes to construct a 2,019 (footprint) home including a basement and attached garage. Applicant had started lot clearing as lot was previously approved in a 1993 subdivision. Pursuant to Chapter 179-6-060 of the Zoning Ordinance construction within 50 ft. of 15% slopes shall be subject to Planning Board review and approval Staff Comments  Location-The project site is at 71 Round Pond Road on a 0.77 ac parcel.  Arrangement- The parcel is one of the lots in a 1993 subdivision that is left to be developed noted as lot 1. About 20,000 sq ft portion of the lot is cleared for the construction of the home.  Site Design- The parcel is 0.77 acres with the front of about 0.43 acres to be graded and developed for the construction of the 2,019 sq ft home. The remaining property is 15% slopes or greater and is not to be disturbed. The project includes the installation of a rock retaining wall.  Building – The home is to be 2,019 sq ft with an unfinished basement of 1,334 +/- sq ft. The home is to be a 3 bedroom home with an attached garage.  Site conditions- The site is part of an existing subdivision and is noted with a portion of the lot to have slopes greater than 15%.  Grading and drainage plan, Sediment and erosion control-The plans indicate there is to be grassed drainage swale, infiltration trenches along the home connected to the front roof gutters.  Landscape plan-There is no landscaping plan provided. The board may request a no clearing limit or no further disturbance for the area to the rear of the property to be noted in the field someway. There is to be a 140 linear feet boulder wall installed.  Utility details-The plans indicate an onsite septic system is to be installed and connection to municipal water.  Elevations-The elevations indicate a single story home to be about 26 ft in height.   Floor plans-The floor plans show kitchen and living area on the first floor, and bedrooms on the second, the basement indicates unfinished.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, l. landscaping, n traffic, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
