MEETING DATE: January 17, 1995
This project is currently before the Zoning Board of Appeals
for variances to shbreline' setback and garage size. It was
referred to the Board for input regarding drainage, permeability
and visibility. The engineering concerns, drainage, sewage and
permeability are addressed in the Rist-Frost letter dated 1110195.
Because of the building's height, approximately 35 feet, and bulk,
approximately 5, 900 square feet, the house will have an adverse
visual impact when seen from the lake and adjacent properties. The
structure's proximity to the lake, 45 feet, and the removal of a
number of large trees will magnify the visual impact. When viewed
from the lake, the house will appear as a three story 35 foot high
structure that is 55 feet wide.
RECOMMENDATION:
The proposed house is completely out of character with the
neighboring properties, and will dwarf any house along that part of
the lake. Some alternative designs that would reduce the height
and bulk of the proposed house, so that the negative visual impacts
would be reduced, should be presented.
