Planting Narrative 10/6/202 67 Knox Rd.Planting Narrative: We have come up with a planting/landscape plan in response to the 8/25/2020 Planning Board Meeting.We took in all of the comments from the board and public and came up with a comprehensive plan that meets the main objective,which is to eliminate water runoff into the lake. Per recommendations,we did reach out to the Lake George Waterkeeper via phone and email on Monday 8/31.As of the date marked above,we received no communication back from the Waterkeeper. In addition,we reached out to the Warren County Soil&Water Conservation District(WCSWCD),whom we worked closely with to develop this plan. District Technician, Maren Alexander,came out to our property and together we came up with a planting plan and schedule. Her narrative is part of this submittal. Lastly,we further consulted with the Lake George Association for guidance and worked with Kristen Wilde.i have included that correspondence with her approval. We have cut back the grass area significantly and loaded up the buffer with native species.As you can see on the drawing,we are seeking to keep a small 15'section of grass,which we surrounded with plantings. Behind this grass area we do have an additional 9 ft buffer with plantings.We also seek to have a permeable patio,which we have also surrounded with plantings. Please note on the patio that all we are looking to do is place patio block over stone,which was existing and approved. Being permeable, it will have no further impact than what was existing and approved. Further,we are still over the required permeability of 75%-we are at 76.4%. Fortunately,we were able to include the same number of plantings that we previously had on our original approved landscape plan.We have also exceeded the number of plantings that the waterkeeper submitted by sketch at the previous meeting.We currently have 15 large trees in place in the lower buffer and propose to add 55 smaller trees/large shrubs and 100 herbaceous plants(see attached landscape plan).These were all carefully selected in working with Maren from WCSWCD.The plan will be to take this list to a nursery come Spring 2021 and see what is growing well that season and readily available. Due to COVID,the production is a bit slower and some plants may not be available,which is why we wanted to have a substantial list to choose from.You can view all the species in the planting schedule below. We feel we came up with a plan that is heedful of the suggestions and recommendations from the board and the public. With this plan, we completely solve the main objective,which is to eliminate water runoff into the lake.As you come down from our house,which has an 85'setback from the lake,we have a total of 53'of buffers. Further,the house was designed with all new systems-there is a new septic system that is in front of the house,which is roughly 110'+from the lake. We also have two drywells installed underground that takes all the water runoff from the house per the gutter system that is tied in.Given the above,we feel we have put together a comprehensive plan that satisfies the town's goals. We look forward to presenting at the 11/17 Planning Board Meeting.
