Project Description:
The proposed project at 73 Knox Road will involve the expansion of a pre-
existing, lawful non-conforming house in the Waterfront Residential zoning
district. The property is a 0.48 acre parcel containing a two-story main
house of approximately 2040 sf (not including decks) and two seasonal
cabins which total 1228 sf (not including a deck). The proposed plan
involves the expansion of the main house (+454 sf) to allow a new
bedroom and the expansion of existing bedroom and kitchen areas. No
changes are proposed for the cabins other than the removal of an existing
deck. Due to the existing floor plan, the existing house location and the
existing access to the property; options for the improvements are limited
and three variances will be required.
Variance Request:
The proposed project involving the expansion of the pre-existing, lawful,
non-conforming main house structure at 73 Knox Road will require
variances from certain zoning standards. Based on discussions with the
Zoning Administrator the following relief is required and herein requested.
V-1: Floor Area Ratio – 24.8% is requested vs. 22% required
V-2: Shoreline Setback – 41’ is requested vs. 83’* required
*ordinance requires 50’ or the average of the two adjacent properties
V-3: Sideyard Setback – 18’ is requested vs. 20’ required
