Please complete them; use additional sheets if needed. 1. Whether an undesirable change will be produced in the character of the neighborhood or a detriment to nearby property will be created by the granting of this area variance? The requested variance would allow an additional 389 at of floor area,less than the dirt-floored storage area and basement areas of one of the cabins. The improvements to the 1950's era main house will be a positive change and improvement to e character of the neighborhood. The addition,as positioned,will not be a detriment to nearby properties. 2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to pursue,other than an area variance? The benefit sought by the applicant will require the expansion of the floor area. The existing floor plan,the existing location and physical access to the main house limits the expansion potential. The expansion of this non-conforming structure will require an area variance in comforance with Town requirements. 3. Whether the requested area variance is substantial? The requested shoreline and sideyard setbacks are greater than what currently exists on the property,so not substantial. The floor area ratio relief request should be considered minor in consideration of the character of the areas required to be included in the computations of qualifying floor area 4. Whether the proposed variance will have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district? Along with the project proposed which requires the variances,are improvements including a new wastewater system implimenting Enhanced Treatment Technology and a stormwater system managing runoff from the new impervious areas and a slight reduction in the overall impervious area on the property,all positive effects on euviriannental conditions. 5. Whether the alleged difficulty was self-created? The design proposed which requires the need for a variance is self-created. The requirement for variances was created by imposing property zoning standards onto properties with existing development. Variance requests were therefore inevitable.
