Description/Scope of Work to be Performed
Ballard and Son is pleased to present you with a proposal for fixing 1(one) basement Egress
window in finished basement.
The scope of work is as follows:
A) Partition off corner of Basment were work is being performed with plastic and also floor
protection.
B) Remove portion of finished basement to access work area along with removing incorrect
window.
C) Excavate foundation on the exterior of the home around current well not fastened to the
foundation 52x36 Boman Kemp. Continue excavation down to the footing and install drainage.
D) Install pressure-treated lumber into rough opening. Waterproof rough opening. Create a stacked
2 x 8 header that is supported by jacks for weight bearing support.
E) Install vinyl single hung in-swing 28x52 with 6.8 sqft of egress.
F) Install flashing tap to encapsulate new window for waterproofing. Finish with white PVC board.
G) Install 2 inch foam board under well to protect from frost.
H) Boman kemp window well 58x36 will be fastened into foundation with no more than a 4 inch
reveal to ground level. Tie into footing drain if there is one with 4 inch pipe and fill with stone to
allow for drainage.
I) Install the ladder, well grate and clear cover.
J) Restore inside basement- sheetrock walls and make ready for paint. Picture frame around
window with trim
K) Cut deck on back to allow the well top to open properly and reinstall railing.
Total $5,500.00
Work Does Not Include: Any permits, fines, or fees or unforeseen conditions, electrical,
foundation waterproofing or repair to waterproofing, damage to underground utilities not
marked by UFPO (Leech Field, Sprinklers, Pet Fences ETC), top soiling, raking, or
seeding, or rock excavation.
(If you need a stamped engineer drawing for the town it will be an additional $300.)
