Received Revisions to Hillcrest by De Santis #5-66. 2. Reviewed Land'Use Plan·with Town-Board. a. Question .of Public vs. Individual Right. Webster would rather . have the town provide services than place restrictions on a developer (would provide an industrial park). b. As the final operation of Zoning rests with the Zoning Board of Appeals, we have to realize their interpretation, and enforcement of an Ordinance may not be ,the same as ours. Should we limit them with a tight Ordinance, or have a loose Ordinance for their own interpretation. Robertson feels we have too many Zone·Areas, which may stiffle the town's development~ He wants the Ordinance written so there is room to vary. Town Board would provide any service that a group of taxpayers wants to pay for. e.The road from back of Queensbury School toWE$T MT. Road, should be shown again. Beatty sU9gests a professional building zone perhaps on Bay from Quaker to the College. d. Carry 1/2A. minimum out a long way from thè present developed area. Water is being studied to go over area East·of West. Mt. Road, and South of Farm-to Market so this area sould be minimum acreage with only need for sewage disposal. Also·considerin9~down Quaker Road and up to Airport. lufÁ~-("¡ Regional Motor Park is no longer shown. This·seems to be the best water source site. Also·considering, water from Lake George to come down Bay Roadò May be have a lA strip along Bay Road. e. No sehool area provided in concentrated area except with Town'Building and then more area will be needed. Webster questioned the high density around the College as the In- surance Co. owns this. WEBSTER feels our development will be done by the land Owner rather than an outside developer. / .... ..........,'~_.-- f. Want the Zoning Ordinance kept simple and flexible. How much of proposed land use is existing rather than what should be. g. Airport light Industrial should go East·to County Road·or to Town Lineó Suggest Corinth Road West· of North- way should be Industrial or Commercial. Big Bay . Area·could have more light Industrial. Extend what is shown South. Would like more areas like LaPan and Reardon's holdings. Cole's Woods area should be shown as recreation. h. Wonder about areas that could go either of two ways depending on how it developsg eg: either residential or light Industry. Town·Board wants flexible Ordinance; so that they can let the right type of commercial or indus- trial development in. We feel we can't provide dual use zones. f" i. We felt that if we try to offend no one, we will end up pleasing no one. The Town Board felt we should correct the professional planners thinking with our own native knowledge. · 3.
