Project Description
Applicant proposes to reuse an existing 75,000 sq. ft. building for warehouse, sales of assorted containers and
office area. Pursuant to Chapter 179-9-020 of the Zoning Ordinance, change of use and no site plan within the
past seven years shall be subject to Planning Board review and approval.
Staff Comments
Location-The project site is at 428 Corinth Road and the parcel is 12.0 acres.
Arrangement- The site has an existing 75,000 sq ft building on the site with associated parking and service
area.
Site Design- There are no changes proposed for the site or building.
Building – The building is 75,000 sq ft and there are no changes to the building proposed. The survey
shows the load dock areas, overhead doors for the building.
Traffic- The site has approximately 75 striped parking spaces and the previous site information indicates
there is 138 spaces on the site. The project only require 50 spaces.
Site plan overall-The applicant has indicated the building is to be used for the warehouse and sales of glass,
plastic and metal containers and closures. The hours of operation vary with the type of worker where the
earliest is 6:00am and the end of day would be 11:30pm. The number of workers currently would be 25 and
additional hires in the future. The delivery vehicles include UPS FEDEX and tractor trailers. There is no
outside storage. Parking is available on both side of the building for customers and employees.
Grading and drainage plan, Sediment and erosion control-There are no changes on the site proposed. The
plans shows about 5 acres of the 12 acres is used for the building operations and the remaining is a wooded
area. The survey identifies catch basins and a french-drain at one corner of the building. Staff would
suggest confirming the catch basins are in working order –with note on final plan when catch basins where
reviewed.
Landscape plan-There are no proposed changes to the site landscaping. The photos indicate there are lawn
areas to the front of the building and the rear portion of the property is an existing wooded area that is to
remain as is. Staff would suggest additional information on site landscaping.
Site lighting plan-The survey identifies nine light poles on the parcel. There are wall lights on the building
and security lighting at some of the doors. Staff would suggest review of the lighting on the site and where
applicable to ensure down cast fixtures can be installed – final plans should indicate number of light fixtures
on the site -light poles, wall lights and door security lights.
Site details-The survey indicates monitoring wells on the site- Staff would suggest requesting the status of
the wells.
Utility details-There are no changes proposed to the utility connections.
Signage-The plans show the location of a free standing sign of 16 sq ft and a wall sign of 13.33 sq ft
Elevations-The submission includes photos of the building views to represent the current elevations.
Floor plans-The submission included a floor plan indicting office area usage, bulk storage, single item
storage, delivery area, customer pick up area.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, j.
stormwater, k. topography, l. landscaping, o. commercial alterations/ construction details, q. soil logs, r.
construction/demolition disposal s. snow removal.
The waivers requested–Staff has noted additional information may be needed for site lighting,
stormwater and landscaping; the other items such as topography, commercial alteration, soil logs,
demolition, and snow removal appear to be reasonable waivers as the site is already constructed and the
new business is primarily making interior changes and no site changes are proposed.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the reuse of an existing 75000 sq ft building for the
operation of warehouse and sales of glass, plastic and metal containers and closures.
