Lot 2A to be a 2.09 acre marketable building lot. Pursuant to Chapter 183 of the Zoning Ordinance, subdivision
Variances:
of land shall be subject to Planning Board review and approval. Lot 1A – Relief is sought for lot
width. Lot 2A – Relief is sought for size, width and road frontage. Planning Board shall provide
recommendations to the Zoning Board of Appeals.

Nature of Area Variance
The applicant proposes a two lot subdivision where Lot 1A – relief is sought for lot width where 383 ft is
proposed and 400 ft is required. Lot 2A – relief is sought for size where 2.09 ac is proposed and 3 ac is
required, width where 290 is proposed and 400 ft is required and road frontage where 268 ft is proposed and
400 ft is required.
Summary
The Planning Board is to provide a recommendation to the ZBA in regards to the relief for Lot 1A lot width.
Lot 2A –for size, width and road frontage.
Board Discussion items
The applicant has requested a waiver from the Sketch Plan Stage review –and staff finds that acceptable for a
two lot subdivision. The applicant has requested a preliminary waiver for clearing plan, grading and erosion
control and stormwater pending the zoning relief requested for the double the lot width. The Board may proceed
with the review for the Planning Board recommendation but would need table the project at preliminary review
pending submission of the stormwater and associated information as the project occurs in the basin.
