Engineering Evaluation of Residential Building Plans Submitted

for: Magee Addition, Twicwood Lane, Queensbury, New York
1. This is a single story one-room addition to an existing residence.
2. Floor joists 2"x10", 16" O.C. (span = approx. 13ft.) are suitable for supporting a total dead and
live load of 50 PSF.
3. Roof support is by 2"x10"rafters, 16" O.C. with 2"x8" ceiling joists, 16" O.C.. The new roof will
- match the pitch of the existing screened-porch roof and will be rubber covered.
4. The frost walls for the addition will be 8" poured concrete on 16"x10" reinforced concrete
footings and keyed to the footings. Bottom of footings will be at least 48"below grade. The new
8" frost walls shall be doweled to the existing basement walls at top, bottom and midpoint of the
new 8"frost walls.
5. A 2"concrete slab will be poured under the addition, with its top surface matching the elevation of
the existing septic tank. The existing septic tank will adjoin the room addition ---no basement in
the addition, though.
6. The new header for supporting the second floor joists (span = 16ft.) is labeled as 1 3/a" x 9 %2"
Versa-Lam members. This beam must support 1/2 of the 2°d. floor load, %2 of the new roof load, the
existing side wall and a portion of the existing roof load. This beam should be a 4-member beam
using a double 1 %" x 9 Y2" LVL for the 2°d. floor hangers and a double 1 %" x 14" LVL to
support the roof and wall loads. The two double beams are to be securely fastened together to act
as one continuous beam(bottoms of LVL at same elevation). The existing wall should be fastened
to the double 14" members also. Each end of the new one-piece beam must be supported with
wood construction capable of supporting an axial load of 10,000 lbs. (each end).
7. The double 1 %" x 9 Y2" LVL header over the large window in the East wall of the new addition
will satisfactorily support Y2 of the new roof in a ground snow load area of 70 PSF with a
deflection of less than 1/180 span.
8. All design- and construction must comply with the latest editions of the Energy Conservation
Construction Code, the Residential Code of New York State, The National Electric Code and with
any applicable local codes and/or regulations.

Air Leakage:

water heater has an integral heat trap or is part of a circulating system.

Swimming Pools:
[ ] All heated swimming pools must have an on/off heater switch and require a cover unless over 20%
of the heating energy is from non-depletable sources. Pool pumps require a time clock.
Heating and Cooling Piping Insulation:
[ ] HVAC piping conveying fluids above 105 °F or chilled fluids below 55 T must be insulated to the
levels in Table 2.
