Requested Action
Planning Board review and approvalto modify an existing site plan of auto related uses for two existing
buildings to place a single rope/chain between the buildings to show separation between the operations of each
building.

Project Description
Applicant proposes to modify an existing site plan of auto related uses for two existing buildings to place a
single rope/chain between the buildings to show separation between the operations of each building. One
building, 1,251 sq. ft. to be used for auto sales by applicant and the other building, 1,633 sq. ft. to be used by a
tenant for auto detailing. Pursuant to Chapter 179-9-120 of the Zoning Ordinance, modification of an existing
site plan shall be subject to Planning Board review and approval.
Staff Comments
Location- The project site is located at 973 State Route 9 on a 0.41 acre parcel.
Arrangement- The site has two existing buildings on the site and there are no changes to the buildings.
Site Design- The applicant has placed a single removable chain of about 20 ft 8 inches between the two
buildings. The chain will be about 2 ft in height and placed on three poles. The Code Compliance office has
explained to both the tenant and property owner that the placement of the chain is a violation of the
approved site plan.
Building – The auto sales building is 600 sq ft and the auto service is 2,284 sq ft. The auto service building
is currently occupied by a tenant for auto detailing service. The auto sales building is currently occupied by
a tenant for auto sales and includes display vehicles for sale.
Traffic- The site plan indicates there is 24 parking spaces available on the site. There is 11 exterior spaces
show on the plan that can be used for the auto detailing and 13 exterior spaces for the auto sales operation.
Site plan overall-The applicant has indicated the chain between the buildings is required to sell the vehicles.
The board may request supporting information from the applicant to obtain from the licensing agent, ie
DMV.
Site layout and utility plan-The plans show the location of the chain and poles. The board may require a
snow removal plan. The current site has existing snow pile between the two buildings that would be appear
to hinder traffic circulation on the site for each operation.
Grading and drainage plan, Sediment and erosion control-There are no changes proposed on the site.
Landscape plan-There are no changes proposed for the site.
Site lighting plan-There are no changes proposed for the site.
Signage-There are no changes proposed
Elevations and Floor plans-There are no changes proposed
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p
floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff would encourage review of snow removal and traffic circulation on the
site.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application and requests approval of an already placed removable chain
between the two buildings to operate an auto sales business. Staff would suggest the board consider review of
the snow removal plan, traffic circulation on the site and request information from the licensing agent inregards
to the requirement to maintain a separation between two buildings for auto sales.
Note. The code compliance officer has contacted the property owner in regards to the snow removal situation on the site
explaining it is a violation of the site plan that has noted snow storage locations.
