DIVISION 1 - SUMMARY OF THE WORK
Work to be accomplished under a single general construction
contract can be summarized as follows:
o Removal of existing trees as necessary to accommodate new
construction.
o Demolition of portions of the existing building.
o Construction of a two-story addition on the east side of
the existing residence.
o Renovation of existing areas as shown on the drawings.
o 'Interior and exterior painting and staining, including
repainting of existing portion.
o Mechanical work including provision of a new heating
system.
o Plumbing work including removal of existing fixtures.
o Electrical work including convenience outlets, wiring and
lighting.
o Telephone wiring.
o Rough grading.
Work to be accomplished concurrently by separate contracts can
be summarized as follows:
o Provision of topsoil, landscaping and seeding (except
rough grading) .
o Provision of exterior paving.

Allowances to be included in the Contractor's Proposal: The
Contractor shall provide a reasonable allowance for the purchase
of the following items and their transportation to the site.
Labor for their installation shall be included in the
Contractor's base proposal.
o Hardware for doors, cabinets, built-ins, shelving, and
closets.
o Light fixtures (See drawings for complete listing) .
o Plumbing fixtures (See Section 15300 for complete
listing) .
o Wood stove and fireplace insert for Kitchen/Family Room.
The Owner will furnish the following items for installation by
the Contractor:
o Pendant-mounted electrical fixture for Kitchen/Family Room
100.
o Wall-mounted brackets adjacent to sink in Kitchen/Family
Room 100.
o Wall-mounted brackets in existing Bathroom 205.
o Wood for custom kitchen cabinets (Alternate Number 5) .
o Toilet specialities, including robe hooks, toilet paper
holders, mirrors, towel bars, etc.
o Kitchen appliances, washer and dryer.
o Stain for all interior woodwork.
Alternates to the base construction price: The Contractor shall
quote additional prices for the following Add Alternates:
o Alternate Number 1 - Enclose existing front porch openings
with insulated windows as shown on the drawings. Refinish
interior of porch and provide built-in seat beneath
windows as shown.

o Alternate Number 2 - Enclose existing porch openings with
screening similar to existing northwest corner. Replace
doors in openings 104B, 104C, and 104D with Type B doors.
Provide Type G doors only at opening 105-A.
o Alternate Number 3 - Provide glass enclosure for Solarium
101. If this Alternate is not selected, provide screen
door for opening 100C.
o Alternate Number 4 - Provide granite veneer on existing
brick fireplace and chimney in Living Room 104. Provide
additional support in crawl space as necessary.
o Alternate Number 5 - Provide custom kitchen cabinets
constructed from Ash furnished by Owner in lieu of
manufactured cabinets specified in base bid.
Form of Agreement shall be American Institute of Architects,
Document A107, "Abbreviated Form of Agreement Between Owner and
Contractor for Construction Projects of Limited Scope where the
Basis of Payment is a Stipulated Sum, " 1987 Edition.
• Payments to the Contractor: Based upon Applications for Payment
submitted to the Architect by the Contractor and Certificates
for Payment issued by the Architect, the Owner shall make
progress payments on account of the Contract Sum to the
Contractor as follows:
Submit request for payment not later than the 5th day of the
month. Payments will be made to the Contractor for 90% of the
value of the completed work and of materials suitably stored at
the site at the end of the previous month as certified by the
Architect. Upon Substantial Completion, retainage may be
reduced to 5%, at the Owner's option, providing the work and its
progress remain satisfactory to the Owner and Architect.
Contractor's use of site and existing building: Owner will
vacate to give the Contractor full use of the existing site and
building during construction. However, the Contractor shall
cooperate with the Owner and with other independent contractors
who are performing work on the site.
Protection of the existing building: Maintain the existing
building in a safe and weathertight condition throughout the
construction period. Repair damage caused by construction
operations. Take all precautions necessary to protect the
building and its contents during the construction period.

Timetable: The Contractor shall offer a tentative schedule for
the work with his Proposal. Once agreed to by the Owner, the
Contractor shall be penalized the sum of two hundred dollars
($200.00) per week for each week, or part thereof, the work
continues beyond the agreed completion date. A bonus of two
hundred dollars ($200.00) per week will also be paid to the
Contractor for each week, or part thereof, that the work is
completed prior to the agreed completion date.
Utilities: The Owner will pay for the cost of all permanently'
installed utilities consumed during the construction period.
The Contractor shall include within his Proposal the cost of
fuel and other consumable supplies for temporary space heaters
and other portable equipment.
Taxes: The Owner will furnish to the Contractor a Certificate
of Capital Improvement for the project. The Contractor shall
include all necessary use taxes on the purchase of materials
within his Proposal.
Building Permit: The Owner will obtain a building permit from
the Town of Queensbury and will pay all required fees.
Electrical Inspection: Contractor shall obtain an Underwriter's
inspection and, approval for electrical work and shall pay all
required fees. Transmit Underwriter's certificate to the Owner.
Clean-up: Contractor shall keep premises clean of all debris
and shall regularly remove excess materials from the building
and site. Dispose of in a legal manner.
Warrantee: Contractor shall copy on his own letterhead and
submit to the Architect not later than with application for
final payment:
We hereby warranty all workmanship and products supplied to or
incorporated into this project by us for a period of one (1)
year from the date of Substantial Completion as established by
the Architect. We hereby guarantee to remedy any defects which
shall appear within that time and to pay for any damage to other
work resulting therefrom, and/or replacement or repairs made
necessary thereby, promptly and diligently upon notice of said
defect by the Owner.
Notwithstanding the above, if the Specifications call for a
longer period of warrantee for any particular product or system,
or if the manufacturer of any product or system warrants same
for a period longer than one (1) year, said product or system is
hereby warranted by us for a like period to the Owner.

Footings - 3000 psi 28 day compressive strength; w/c
ratio, 0.46 maximum (air-entrained) ; Type I Portland
cement; three (3) continuous #4 reinforcing bars in
bottom. Bottom of footings shall be at a minimum depth
of 48" below finished grade; step footings as necessary,
but do not exceed 2:1 slope. Footings may be omitted
where solid bedrock is encountered.
Foundation Walls - 3000 psi 28 day compressive strength;
w/c ratio 0.46 maximum (air-entrained) ; Type I Portland
cement; #4 reinforcing bars horizontal @ 12" o.c. and
vertical @ 18" o.c. . Anchor pressure-treated sill to
foundation walls with 5/8" diameter anchor bolts 48"
o.c. . Securely fasten box, deck and subfloor to sill
prior to backfilling foundation. Where footings have
been omitted, securely dowel foundation walls into
