Handrails having minimum and maximum heights of 34 inches and 38 inches (864 mm and 965 mm), respectively, measured vertically from the nosing of the treads, shall be provided on at least one side of stairways. All required handrails shall be continuous the full length of the stairs with two or more risers from a point directly above the top riser of a flight to a point directly above the lowest riser of the flight. Ends shall be returned or shall terminate in newel posts or safety terminals. Handrails adjacent to a wall shall have a spade of not less than 1.5 inches (38 mm) between the wall and the handrail. ~RR315.2 Handrail grip size. As explained to me by Mr. Brian Peek, the contractor, your approved copy of the drawings preceded several subsequent iterations of the plans prepared by Frost Architects and thus resulted in some confusion. In addition, there were some vagaries in construction that needed to be corrected. During the course of our meeting at the site, we did go over items discussed below: • The end of the Hitched plate main girder in the basement playroom rests on supports that in turn rest on a section of masonry veneer of the fireplace. As could be seen, the load from above is small due to the position of the adjacent column discussed below and as such, is not of concern as framed. • The column supporting the main girder adjacent to the fireplace called for on the later drawings held by Mr. Peek showed a section of LVL to be used. This is quite unconventional and I recommend that Mr. Peek substitute a more customazy 3-1 /2" diameter concrete filled tally column with base and top plate which can be properly secured to both floor and girder. • Approved drawings called for 2 - 2" xl2's in the last bay of the playroom azea providing support for joists framing into them from the adjacent azea. Two joists are unnecessary insofar as the last joist is provided support from the buildingfoundation and were not provided. Mr. Charlie Dyer Apri104, 2008 PAGE 2 • Mr. Peek was advised that fully 1" of clearance from the fireplace masonry to any combustibles must be provided. There were a few places including rafter and rafter header supports and decking where the 1" was not provided. • Two 8"square decorative faux trusses were provided in the great room not originally shown on the drawings. In addition an 8" decorative cross beam was provided in the kitchen hung by the 12" roof rafters. The weight of these members is considered minimal and is not felt to incur significant additional load on rafters or other supports. Mr. Peek was agreeable to the above changes.
