REQUESTED ACTION: Site Plan approval LOCATION: 14 Trout Pavilion Road EXISTING ZONING: WR-1A 5EQRA STATUS: Type II PARCEL HISTORY: BP 07-625, 07-624, 06-700, 99-612 ANALYSIS: Applicant proposes demolition of existing cabins and construction of a new resident, garage, driveway, wastewater systems and stormwater management controls. Site Plan Review as a Major Stormwater Project is required as per Chapter 147 due to the disturbance within the Lake George CEA. STAFF COMMENTS: • Waivers requested: 1)Lighting plan 2) Landscaping plan • Both the current and project access to the project site is via a driveway shared with the adjacent property to the south. • The property line adjustment along the southern line near the shoreline has been approved and filed. The'Pending Lot Line Adjustment" note should be removed. • The FAR worksheet does not include the second floor ('Bonus Room" above the garage), and should be corrected. • Clarification is needed on the number of bedrooms to be provided in the home and 'bonus room" above the garage to ensure a properly designed and sized septic system. The wastewater design notes on Sheet 2 are unclear. Floor plans provided indicate a full bath on the first floor, but no first floor bedroom. Will the 'Den" be used as a bedroom? Are bedrooms and/or bathrooms proposed in the full basement? How many bedrooms are proposed in the'bonus room?' • No topsoil storage/stockpile areas are shown on the plan submitted. • The location of the existing septic system(s) is not shown.
