In order to accommodate 72 units, the building, along with the representative area providing the density for a project of this magnitude, must encroach within the current 600-foot setback from Bay Road. Seventy-two units is a project size that appears more economically viable than the 27-unit project approved several years ago by the Town (27 unit approved plan attached for reference) This layout preserves 3 commercial lots along/near Bay Road, following the intent of the current zoning ordinance. The design also shows that parking could be expanded as needed to accommodate more demand, whereas if the parking is never needed, the area could be preserved as green space. Lastly, the area south of Baybridge Drive would largely be green space, except for one commercial lot along Bay Road, and the green space could be used by tenants in the project, or, if advantageous, dedicated to the Town as a small park or wetland overlook. We understand that there may be support within the Town for a zone change or an area variance to allow a project of this type/magnitude, and we wish to initiate the review process by attending a Planning Board meeting to discuss the project.
