Applicant proposes to operate an automotive parts store. A retail business
use in CR-15 zone is subject to site plan review.
Applicant's site data is vague because the only changes being made are
interior. Applicant has provided proof that enough parking is available. The
applicant has been made aware that "repairs" is not an allowed use in this
zone, and the applicant has concurred that no repairs will be made.
The staff recommends to the Town Planning Board that the resolution should
indicate no out side storage of materials or repairs of any type.
A resident contacted Staff and had questions on traffic and storage at R.B.
Motors. What street will the main entrance be on? What type of traffic is
anticipated, cars, trucks, delivery trucks. How often would traffic occur
(what type of clientele?). What would be stored outside (trucks, cars,
materials)? Is this business similar to a NAPA? The resident concern was
for the safety of the children and other residents on Phillips Avenue.
