TobinWastewater Certification letter - Feb.'21900 Route 146 Clifton Park, NY 12065 (P) 518.371.7621 (F) 518.371.9540 edpllp.com February 16, 2021 Town of Queensbury Planning & Development 742 Bay Road Queensbury, NY 12804 Attn: Craig Brown, Zoning Administrator Dear Craig: In compliance with Section 179-3-040 A. (5) (e) I offer the following regarding the existing wastewater system serving the property at 196 Lake Parkway. This information is based on review of Town files and discussions with the property owners. Due to the time of year and a cold and snowy winter, field investigation, other than surficial observation; has been limited. The existing wastewater system for the Tobin residence was permitted by the Town of Queensbury in 1997 (97-054). The system was sized for a flow rate of 650 gallons per day (GPD), equivalent to an approximate six bedroom flow. The system consists of a 1500 gallon septic tank and a pump tank adjacent to the main house. Effluent is pumped to an absorption field located on the easterly side of Lake Parkway. The original field design was based on a flow rate from five bedrooms at 130 gallons per bedroom. The current flow rate used for design purposes is 110 gpd provided low flow fixtures are used. The residence on this property was torn-down and re-constructed in 2001 using qualifying low flow fixtures. The proposed addition to the main residence will include a new bedroom thus making the proposed flow rate and resulting absorption field design required to handle seven bedrooms of 770 GPD. To be compliant with existing Town standards, the wastewater system serving the property will need to be updated to handle the increased flow resulting from one additional bedroom. This will require adding septic tank capacity and the expansion of the absorption field with an additional lateral. The following options are available. • Replace the existing 1500 gallon tank with a 2000 gallon septic tank and increase the trench length in the absorption field to accommodate an additional 120 gallons Or • Add a 1000 gallon septic tank to receive flow from the cottage with effluent discharge to the existing pump tank and increase the trench length in the absorption field to accommodate an additional 120 gallons. Please refer to the proposed site plan which indicates an upgrade to the system so as reconstructed will meet the most recently adopted Town standards Sincerely, Dennis MacElroy Dennis MacElroy, PE The Environmental Design Partnership, LLP
