Enclosed is a copy of the report on the January 22,
1975 meeting and a copy of the Land Use Plan marked to
go with the report.
We didn't get,beyond the Plan and some general
discussion.
At our next Planning. Board meeting on February 5,
1975'we hope to have a light agenda. We plan t~ review
the report sent to us at this meeting or at a special
meeting before the February 20, 1975 meeting with you.
We recognize that this is a compilation of the 1972
proposal, the APA requirements and the 1974 program
discussions to meet the OPS requirements.

Interchange 20. Area in question was rezoned commercial.
Long range should be commercial at interchange.
Bay, Haviland, Middle, Cronin. Long range feel existing
east of college should stay. Area south of residential
has been rezoned for multi-family. Area east of golf course
on Middle Road should be rural.

Area B -
Area C - No light industrial here. Carry commercial along Quaker.
Multi-Family square off at Country Club Road. Rest medium
density residentral.
Area D - Added rural reflécting the City Park property.
Area E - Long range feel Everts and Homer should go light industrial.
Zoning Map show residential. Proposal now for putting
package together Everts, Bay, Homer and City Line for
Industrial Park including relocated new concrete block plant.
Being studied by Town for change to M 2. This would be
appropriate because of railroad. Area with question mark has
been rezoned M-2 because of block plant, Gatheter Company.
APMEW manufacturing. Again seems appropriate because of
. existing development. and railroad.
Area F - Pinewood has developed inttS$30,OOO to $40,000 houses. Feeling
that this should remain residential. .
Area G - Dix, Warren, Quaker. Long range Lower Dix will develop
strip commercial. Show in Land Use Plan. Zoning Map show
residential. Extend commercial at Dix and Quaker to reflect
ownership line. Area with question mark belongs to Glens Falls
Pórtland Cement and Queensbury Stone Company. Long range may
go to M 2 use.
Discussion and Comments
1. Feel need of further study of areas to be held on Zoning
Map vs. Land Use Plan and tri teria for chang~ ~'
2. Clarify in Ordinance the 50% expansionS~f non-conforming
uses. 50% of lot area vs. 50% of building 'area. Use of
building area was pr~ferred.
3. Should review pr~sent z~nes with new zoning and land use
proposals. Where areas ar'i! to be changed to more restrictive
uses we will need justification to convince land owners of
why eg: his commercial land is now residential.

4. Extraction of gravel, etc. - probabiy most areas as Special
Permitted Use with reclamation not restoration requirements.
Study soils for probable areas.
5. Discussed industrial sewage treatment plants. Need good
standards and would create benefit district for these. These
will help for aid in creation of sewage districts for Town
Sewage system.
