At that time, Mickie had dug a hole approximately 12 to 14 feet deep along the foundation, in which there appeared no groundwater. However, due to the fact that we have had groundwater problems with other homes in the subdivision, and this foundation is the lowest foundation in this subdivision, I told Mickey Hayes that he will be required to install an exterior foundation drain meeting the Building Code, as well as install an interior sump, which the drain lines must run into, and a sump pump will be required at time of CO. He also tried to cornince me that he has enough exposed foundation to meet a six and ten inch slope, and a two percent slope as required by the Subdivision Regulations. I told him that he must submit a grading plan that shows the top elevation of the foundation, the elevation of the top of the foundation, as well as points along the road in front of the foundation, and then a grading plan that shows that he will meet the six and ten and two percent slope to the road from the foundation. The Subdivision Regs require that he be eight inches below top of foundation, the Building Code requires six inches. Therefore, the grading will have to be eight inches below top of foundation and provide a six and ten slope, meeting a minimum of a two percent slope for the Subdivision Regulations. Initial survey information showed less than b inch of pitch within 10 feet of the structure on the east and west sides. On Monday 10/26/09, the contractor made grade modifications and had the surveyor recheck the areas in question. A review of the revised information shows that the grading had been corrected and now has 6 inches of pitch or greater in 10 feet out from the Foundation of the residence.
