Requested Action
Planning Board review and approval to modify the façade for a new tenant that is to occupy the 8,839 sq. ft.
space adjacent to ALDI’s.

Project Description
Applicant proposes to modify the façade for a new tenant that is to occupy the 8,839 sq. ft. space adjacent to
ALDI’s. The façade changes include exterior canopy features and relocation of light fixtures. The color
scheme includes different shades of white and blue. The storefront entry area is being modified with a new
door and additional window areas. Pursuant to Chapter 179-3-040 & 179-9-120 of the Zoning Ordinance,
modification of an approved site plan and façade alterations to an existing building shall be subject to Planning
Board review and approval.
Staff Comments
Location-The project is located at 763 Glen Street on 3.249 acre parcel using a tenant space adjacent to
Aldi’s
Arrangement- The site has an existing 31,000 sq ft building recently renovated for two tenants- one space
occupied by Aldi’s and the second space to be occupied by Five-Below tenant.
Site Design- There are no changes to the site arrangement.
Building – The tenant space for Aldi is to be altered at the entrance area and the façade. The top portion of
the facade there is to be cornice elements added to the parapet. There are two canopy features on either side
of the entrance noted as a blue color. The window façade is to be expanded on either side. The door entry
is to be modified with a two door feature versus a one door.
Traffic- The site has an existing 135 spaces that is to remain and allows parking for both tenants on the site.
Grading and drainage plan, Sediment and erosion control-There are no changes proposed to the site
stormwater management.
Landscape plan-There are no changes to the landscaping on the site.
Site lighting plan-The existing light fixtures on the building are to be relocated at the front of the building
and then there is wall lights for the rear of the building.
Signage-The wall sign is to say Five Below -25 ft 6 inches X 6 ft 8 inches. Background to be blue and
letters to be white.
Elevations-The plans show the existing Aldi’s façade and the proposed Five Below façade.
Floor plans-The floor plans show the area for Five Below with access doors and delivery area.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting ,j.
stormwater, k. topography, l. landscaping, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request these waiver as the modification for a tenant
space, façade, entry area where there are no site changes in regards to landscaping, stormwater,
topography that were associate with the site plan review for Aldi that occurred in 2019.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant proposes alterations for a new tenant, Five Below, that is adjacent to Aldi. The alterations include
façade features, parapet, entry area, signage, and wall lighting. The façade colors include whites for signage
and building face, brick color to remain, and blue for signage and canopies.
