Resolutions 1. PB decision Project Description Applicant proposes to construct a 28 ft. x 40 ft. garage. The existing 1,009 sq. ft. (footprint) home to remain. Site also has a garden shed to remain. Pursuant to Chapter 179-6-060 of the Zoning Ordinance, construction within 50 ft. of 15% slopes shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 87 Bell Mountain Road on a 163 acre parcel.  Arrangement- The site has an existing home of 1,009 sq ft, garden shed of 120 sq ft and driveway area.  Site Design- The new garage is to be located north of the home  Building – The new garage is to be 28 ft by 40 ft steel building  Site conditions-The photos show the location of the garage.  Grading and drainage plan, Sediment and erosion control-The applicant proposes gravel trench area as needed for the garage.  Utility details-The plans do not indicate any utilities for the garage.  Elevations-The plans show the elevation of the new garage.  Floor plans-The floor plan is open – applicant has indicated the building is to be used for storage.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
