Project Description
Applicant proposes a 240 sq. ft. shed to be placed on the property. The existing commercial building of 4,079
sq. ft. is to remain. The site and building use remains the same – AutoFix (auto service/repair facility).
Pursuant to Chapter 179-3-040 & 179-5-050 of the Zoning Ordinance, installation of a shed on a commercial

property shall be subject to Planning Board review and approval. Relief is sought for setbacks.
Planning Board shall provide a recommendation to the Zoning Board of Appeals.
Staff Comments
Location-The project is located at 78 Quaker Road on a 0.57 acre parcel.
Arrangement- The site has an existing 4,079 sq ft building that is to remain. The proposed shed of 240 sq ft
is to be located to the rear of the main building.
Site Design- The shed is the only change to the site.
Building – The shed is to be 240 sq ft, less than 10 ft in height.
Site conditions-The area where the shed is to be located in lawn area.
Traffic – The site has 17 spaces and no changes are proposed.
Grading and drainage plan, Sediment and erosion control-The shed is to be placed on crushed stone.
Landscape plan-There is no new landscaping proposed.
Site lighting plan-There is no lighting proposed for the shed.
Utility details-There are no utilities proposed for the shed.
Signage-There is no changes to signage.
Elevations-The plans show the shed that is to be installed on the site.
Floor plans-The shed is to be used for storage.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waivers from these items as the project
involves a shed and no other changes to the site are proposed.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Nature of the Variance
The shed is to be located 10 ft from the property line where a 25 ft setback is required.
Summary
The Planning Board is to provide a recommendation to the ZBA in regards to the relief requested for setbacks.
