The addition consists of an attached Garage, Family Room, in the area of the existing Garage, and a second story Bedroom and Office over the Family Room. The 8" poured garage foundation wall on a 16" X 8" reinforced concrete footing, a minimum of 4 feet below grade, is adequate for the loads indicated. The floor of the Family Room is shown as-having a center carrying wall resting on the existing Garage floor slab. A footing 24" X 12" reinforced with 3 #4 bars will need to be added under this- carrying wall. A header consisting'of two 1-3/4"X 9-1/2"Micro-Lam's will need to be added over the Family Room bay window and over the Family Room patio door. A header consisting of two 1-3/4" X 11-7/8"Micro-Lam's will need to be added over each garage door. A girder truss or a header of two 1-3/4"X 11-7/8"Micro-Lam's will need to be added over the second floor bay'in the Bedroom. The center beam, in the Family Room ceiling, is shown as thee pieces of 1-3/4" X 14" Micro-Lam's and is adequate for the loads and the span indicated. The 28310 window indicated in the Bedroom will need to be changed to a 3446 double hung window in order to reach the ventilation requirements as well as the egress requirement. The 28310 windows in the office should be changed to 3046 double hung windows. The roof is shown to be shingles, on felt paper, on 5/8" plywood on pre- engineered trusses, with ice;&water shield at the eaves. The sidewall is indicated to be 2 X 6 studs with 7/16" OSB sheathing. Smoke detectors need to be added in the Family Room, Bedroom, Office and vestibule adjacent to the Bedroom/Office. The smoke detectors must be interconnected and provided with battery back-up. The insulation of R-30 in the floor, R-19 in the sidewalls and R-38 in the ceiling is adequate to exceed the minimum insulation requirements of the New York State Energy Code. Sincerely, G.
